Indonesia OKI Industrial Park Dormitory Building Project

As Zhongxiang Jinlinjia's first permanent overseas construction project, this development is located within the OKI Industrial Park in Sumatra, Indonesia. It serves as a key initiative in response to the Belt and Road infrastructure development. The master plan encompasses a total construction area of 100,000 square meters, providing over 3,000 dormitory units for industrial workers in the park. Phase 1, covering 16,000 square meters, includes 500 dormitory units. with a contract value of 46 million yuan. It comprises seven three-story buildings accommodating 1,008 residents, designed for a 50-year service life and seismic resistance up to intensity 7.
Core Technological Breakthroughs and Localized Adaptation
Structural Reinforcement for Island Environments: Utilizing a steel modular stacked-box system, the wall thickness of bottom beams and column profiles is increased to 4mm, enhancing structural load-bearing capacity by 60% compared to traditional temporary structures. Primary components undergo Grade A hot-dip galvanization treatment with a zinc coating exceeding 200g/m², perfectly adapting to Indonesia's high-salt-fog, high-humidity island climate.
Precision Upgrades to Enclosure Systems: Roofs utilize 0.6mm AZ150 aluminum-zinc coated color steel sheets with fluorocarbon spraying; exterior walls employ 0.4mm aluminum panels with high-weathering paint and metal embossing, boosting corrosion resistance by 40%. Internal partitions utilize double-layer purification panels filled with glass rock wool. Floors employ a composite system of “fiber-reinforced calcium board + insulation layer + stone-plastic flooring,” achieving triple upgrades in thermal insulation, soundproofing, and moisture resistance.
Triple-layer corrosion protection: Steel welded areas employ an “epoxy zinc-rich primer + epoxy micaceous iron oxide intermediate coat + acrylic polyurethane topcoat” system with a total coating thickness exceeding 180μm. This significantly extends decorative maintenance cycles and adapts to coastal climate conditions.

Project Value and Impact

Significant Efficiency and Cost Advantages: By adopting modular construction technology, the project construction cycle was reduced from the local traditional 2 years to just 6 months, with construction costs lowered by 30%.

Innovative Model Significance: This marks the first overseas deployment of the “Golden Scale Modular Building System + Yiliu Market Building Materials Supply Chain” integrated solution, establishing a replicable “Chinese model” for future international projects.

Market Demonstration Effect: As Hunan Province's first large-scale modular building system exported overseas, the project has become a benchmark for permanent modular housing in the Indonesian market, accelerating the industrialization of local construction.
